Apple Valley Commons, a mixed-use office complex built in 1986, was facing significant comfort and energy efficiency challenges. The building, which houses a variety of businesses, was experiencing extreme temperature imbalances, causing discomfort to employees and clients. Despite outdoor temperatures being consistently high during summers, occupants had to use space heaters to keep warm. The electricity bills from the constant operation of the heat pump were exorbitant. The building's elevator room on the roof was also overheating, reaching temperatures of 130 to 140 degrees, causing the elevator equipment to shut down. The building's existing controls solution did not provide a front end for diagnostics or remote control. The building management was seeking a solution that could address these temperature issues, improve occupant comfort, reduce operational costs, and increase building visibility.

This was not only time-consuming but also inefficient. Bright Power, a nationwide leader in strategic energy solutions, was facing challenges with simultaneous heating and cooling in its New York headquarters due to uncontrolled perimeter radiation and packaged air conditioning on thermostats. The building’s system included individually-controlled thermostatic radiator valves and a packaged air-conditioning unit. This led to frequent simultaneous heating and cooling and a lack of control, resulting in energy wastage and occupant discomfort. Bright Power sought to control the space’s disparate systems with the aim to reduce energy waste, increase comfort, and evaluate how IoT-based controls can help their commercial and multifamily clients achieve the same. They also required an open-source solution that could install in tandem with Tunstall radiator products.

Mercedes-Benz Research & Development India (MBRDI) was seeking an automation solution for their newly inaugurated state-of-the-art facility in Bangalore, dedicated to Learning & Development. The facility, named 'Gurukul', includes training rooms, meeting rooms, quiet areas, and in-house banquet halls, all designed with a focus on occupant needs and experience. MBRDI wanted a system that would enhance the occupant's experience by improving thermal (temperature and air quality) and visual (lighting) comfort, providing tailored occupant experiences, and empowering the facilities team with visibility into their energy consumption and HVAC & Lighting systems. The system also needed to have remote management capabilities and contribute to energy savings and carbon footprint reduction.
